I hope you are enjoying this gorgeous summer in Marin County. How lucky are we to call this amazing place HOME?! And, how is it already August?
This time of year, I am typically decompressing from a busy spring selling season. The summer market is usually slow since we run with the school schedules, and most of the Buyers, Sellers and Realtors skip out of town or tune out a bit. However, that has not been the case this summer. The spring season flowed into summer and my fall season has started early so while I have had a little time to reset I am operating at full speed to make sure my clients are set up for success and I am beyond grateful as many of my colleagues have had a pretty rough year in this very unpredictable market.
Here is something everyone has been waiting for - some good news to report on mortgage interest rates! Rates as of 8/2/25 declined almost 1/2 a point on the heels of unemployment data. Although it could be short lived it is an indication we could see relief between now and the end of the year. The Buyers are out in full force and seem very motivated yet very sensitive to price. The single most important decision you can make as a Seller is setting the price, and this is not an easy task in this current market. Pricing properties is one of my specialties so if you want to pick my brain and start the conversation, please reach out.
I am sure many of you know about the homeowners insurance issue we are having throughout CA. Do not fret! There is always a solution. Pro Tip: If you are planning to sell your home anytime in the near future, the hot buttons for insurance companies are the condition of the roof, electrical systems are up to code (no knob and tube wiring), and no tree limbs overhanging the roof. While these may not directly impact you, they will impact your Buyers, and you want to do everything you can to make it as easy as possible to obtain insurance.

real estate bubble in Marin!
Mike Simonsen, Compass Chief Economist, discusses two major real estate market trends for the second half of 2025. First, home sales numbers are projected to turn positive, with July and August expected to show growth after a slow start to the year.
Weekly pending sales have averaged about 5% growth
year-over-year for the past two months, suggesting a reversal
of earlier negative headlines.
Second, despite the increase in home sales, unsold inventory continues to build, and home price appreciation is minimal, currently around 1% nationally over 2024. Leading indicators suggest continued price pressures, and prices could turn
negative later in the year.
