It is a daily routine, a time-saver for many riders, and a big reason some homes draw faster interest than others. In real terms, that means buyers may look at homes in several East Marin neighborhoods if the overall trip to the ferry still feels manageable.

Larkspur is even tighter. Over the three months ending May 2026, the median sale price was about $2.07 million, up 13.6% year over year, with homes selling in 16 days. The market was described as very competitive, with many homes receiving multiple offers and average sales coming in about 3% above list price.
That does not prove the ferry is the only reason for demand. But it does support a clear pattern: in a market where inventory is limited, homes with strong commute convenience can stand out quickly.
Housing research has long suggested that transit access can influence home prices. A meta-analysis of 114 transit studies found an average premium of 2.3% for single-family homes, with stronger effects in compact regions that offer greater accessibility.
There is no public source in this research set that isolates a precise Larkspur ferry premium. Still, the broader research, combined with local market activity and city planning documents, points in the same direction. Ferry access likely helps support demand, shorten marketing time, and sustain competition for homes and condos in the most convenient locations.
Local planning documents show that this is not a new story. The City’s SMART Station Area Plan places the ferry terminal inside the Larkspur Landing station area and describes the area as a mixed-use cluster with retail, a hotel, offices, residences, parks, open space, and a large mostly vacant parcel.
The same plan notes that the Larkspur Ferry Terminal began operating in 1976. It also points out that 250 apartments were added at Larkspur Courts in 1991, which shows how transit access has influenced local housing patterns over time.
The City’s 2023 to 2031 Housing Element adds another important layer. It identifies a Greenbrae site within one-quarter mile of the Larkspur Ferry Terminal and SMART station, and notes that new housing may be developed over large surface parking lots. It also references plans for a new ferry-terminal parking structure that could replace commuter parking needs.
Together, those details matter because they show transit is not just a lifestyle perk. It is also part of how the area is planned and how housing opportunities may continue to evolve.
Not every buyer wants the same thing, but a few patterns tend to repeat in ferry-influenced markets. The most likely buyers include San Francisco commuters, hybrid workers, downsizers looking for lower-maintenance living, and move-up buyers who value both convenience and East Marin lifestyle benefits.
For many of these buyers, the home search becomes more practical than theoretical. They are not just asking whether a home is in Larkspur or San Rafael. They are asking whether the trip to the ferry works on a Tuesday morning, whether parking is easy, and whether a bike, shuttle, or bus connection makes the routine feel realistic.

In other words, the ferry supports demand in Larkspur, but it also shapes competition across neighboring communities.
