Trying to choose between Kentfield and Ross Valley often comes down to one big question: do you want more land and privacy, or more village energy and everyday convenience? If you are narrowing your Marin home search, that choice can shape everything from your budget to your daily routine. This guide will help you compare Kentfield, Ross, San Anselmo, and Fairfax so you can focus on the market that best fits how you want to live. Let’s dive in.
One of the clearest differences between these markets is price. Recent Redfin snapshots put Kentfield at a median sale price of $3.9M in December 2025, Ross at $3.0M in February 2026, San Anselmo at $1.055M in February 2026, and Fairfax at $930K in February 2026, based on local housing market snapshots.
Because those figures come from different months, it is best to treat them as directional rather than exact side-by-side comparisons. Still, they draw a useful budget line. Kentfield and Ross generally sit in a higher price tier, while San Anselmo and Fairfax offer lower entry points within central Marin.
Kentfield is a county-planned community rather than an incorporated town, with projects reviewed through the Kentfield Planning Advisory Board. That structure reflects the area’s more residential, low-density identity.
In Kent Woodlands and nearby areas, the county describes a landscape shaped by hills, vegetation, and watercourses, with parcels generally ranging from one-half acre to five acres in the Kent Woodlands land-use report. Homes range from large multi-story estates to modest ranch houses, and there is no single dominant architectural style.
For many buyers, Kentfield is the most estate-like option in this comparison. If your priorities include privacy, land, and a quieter setting, Kentfield often rises to the top.
Ross has a distinctly small-town identity centered on low-density development, tree-covered hills, creeks, and landscaped streets, according to the Town of Ross community profile. The town also highlights architecture as a key part of its character.
Ross’s housing element notes that large-lot single-family homes dominate the market, with lot sizes ranging from 3,500 square feet to 21 acres in the official housing element. In practical terms, Ross often feels smaller, more formal, and more tightly bounded than Kentfield.
If you want a polished village setting with a strong sense of place, Ross may stand out. It offers privacy and prestige, but within a more compact town framework.
San Anselmo offers a different experience. Its General Plan explains that much of the town was laid out before the postwar era, which helps explain its established street grid, older parking patterns, and already built-out feel.
The town has also identified small-lot infill and missing-middle housing opportunities near downtown, Sir Francis Drake Boulevard, Greenfield Avenue, and other mixed-use areas in recent housing planning updates. That gives San Anselmo an older-town fabric with a more walkable commercial core than Kentfield or Ross.
If you want a village center, established neighborhoods, and easier access to shops, services, and community spaces, San Anselmo can be a strong fit.
Fairfax is often the most eclectic of the group. The town’s planning materials include a Town Center Element and emphasize low-impact clustered residential development in its General Plan resources.
Fairfax also leans heavily into outdoor access and civic culture. The town highlights more than 100 historic pedestrian trails connecting neighborhoods, downtown, and open space through its public trails program, along with downtown-focused arts initiatives.
For many buyers, Fairfax offers the strongest blend of trail access, arts energy, and a relaxed village feel. It is often a smart place to look if you want character and a lower price point than Kentfield or Ross.
When buyers compare Kentfield and Ross Valley, this is usually the real decision point. On one side, you have land, quiet, and privacy. On the other, you have walkability, downtown energy, and more public-facing daily life.
Kentfield usually leads this category. The parcel sizes and lower-density development pattern, especially in Kent Woodlands, create a more spacious and private feel.
Ross also performs well here, particularly with its large-lot housing fabric. If your goal is a home that feels tucked away while still being close to central Marin, both Kentfield and Ross deserve serious attention.
San Anselmo and Fairfax tend to offer more of that day-to-day town-center experience. In San Anselmo, Creek Park sits at the center of town and hosts events, while the broader downtown creates a classic small-town setting.
Fairfax adds its own personality through trails, arts programming, and a lively downtown identity. If you like the idea of being closer to cafés, local businesses, and community events, these two towns may feel more intuitive.
For many buyers, school geography matters just as much as home style or budget. It helps to compare districts directly rather than assuming the town name tells the whole story.
Kentfield is served by the Kentfield School District, which includes Bacich Elementary and Kent Middle. Ross has its own district, with The Ross School and district information listed on the town’s site.
San Anselmo and Fairfax are both part of the Ross Valley School District and related school system information for TK-8, with Archie Williams High School and the Tamalpais Union High School District serving grades 9-12. If schools are high on your list, it is worth comparing district boundaries and campus locations early in your search.
Even when two towns are only minutes apart, they can feel very different once you picture your weekly routine.
Kentfield’s standout anchor is the College of Marin Kentfield Campus, which gives parts of the area a distinct campus-centered feel. Combined with the residential setting, that can create a quieter day-to-day rhythm.
Ross centers much of its civic life around Ross Common, the school, and a small commercial area, as described on the town profile page. That makes it feel village-like, but in a smaller and more contained way than San Anselmo.
San Anselmo offers one of the clearest traditional downtown experiences in this group. Its trail system, event spaces, and commercial core support a more active public realm.
Fairfax has a strong identity built around its trail network and downtown arts programming. If your ideal weekend includes walking into town, heading out on trails, and tapping into a creative local scene, Fairfax may check more boxes.
All four markets benefit from central Marin’s outdoor setting. The broader area is shaped by the Mt. Tam watershed and the Ross Valley creek system, which play a major role in daily recreation and the overall landscape.
According to Marin Water’s Mt. Tam visitor information, the watershed offers hiking, biking, horseback riding, picnicking, and fishing across more than 150 miles of trails. That means no matter which of these markets you choose, outdoor access is likely to remain a meaningful part of your lifestyle.
