Happy Fall! What a beautiful time in Marin! I have lived in Marin most of my life, and I am still in awe that I get to call this incredible place "home"! 
  
Fall is the 2nd busiest selling season of the year, and I have had an amazing third quarter. I am already gearing up for an abundant spring market. If you have been thinking of calling me to discuss selling your home, this is your sign to do it. If you want to get it done this calendar year, you definitely need to call me ASAP. If you follow my lead, there is still time for a successful sale. There are motivated buyers out in droves waiting for that perfect home to snatch up. It feels like we have 2 different markets going on right now. 1) homes that are priced right and prepared properly are selling quickly with multiple offers way over the list prices, and 2) homes that are priced too high, not presented well, are sitting on the market and often chasing it with price reductions. We see a tick up in sales right before Thanksgiving, and I am expecting the same trend this year.  
  
The "off-market" market is bustling, much more than is typical this time of year! Many sellers who had planned to sell in the spring are now realizing that maybe they should test the market now, with great buyer demand for new inventory before the winter slowdown comes. I have sold 4 spectacular properties off-market in recent months, and if you want to discuss the pros and cons of this strategy, please reach out to me. I am deeply connected in Marin and a networking queen, so I am very tapped into the "off market" market, and my buyers are benefiting as a result. You can too!
