The Piccolo Pavilion is a construction site, live music has moved down the road, and four new tenants are landing between Tamal Vista Boulevard and Redwood Highway in the span of a few months. For residents, the short version is this: the town's summer routines have temporarily relocated, and the retail mix you'll be walking through in October looks meaningfully different from the one you walked through in May.

Here's what's actually happening, and what to plan around.

The park that isn't there right now

The Corte Madera Community Foundation's summer concert series has been a Menke Park tradition for years. In 2026, it isn't at Menke. The concert series is being held at Town Park this year while Menke Park is being renovated, with the return to the Piccolo Pavilion expected once construction is complete in late July. Town Park sits behind the Community Center at 498 Tamalpais Drive, which means the drop-off pattern, the blanket-spreading real estate, and even the walk from parking is different from what your muscle memory expects.

The lineup is worth clipping to the fridge. Concerts run from 5:00 PM to 6:30 PM and are free.

The near-term inconvenience is real, though. If you live north of Tamalpais Drive and used to walk over to Menke, Town Park is not the same trip.

Four new tenants, four different bets on Corte Madera

The commercial story this summer is about who is choosing to open here. It isn't one type of tenant. It's four, and each one tells you something slightly different about how operators see Corte Madera's foot traffic.

Asian Box. The California-based fast-casual chain will debut at 100 Corte Madera Town Center this fall. Founded in 2011 by Chad Newton and his wife, chef Gracie Nguyen, the concept is 100% gluten-free, customizable Vietnamese-inspired street food made with fresh, sustainably sourced ingredients. Town Center address 100 puts it right in the center court, which reads as a bet on lunch traffic and Wednesday market crossover.

Melo's Italian Table. The family-owned Italian restaurant is slated to open a new location at 55 Tamal Vista Boulevard, according to a recent California Department of Alcoholic Beverage Control license filing. Led by Gaetano Piccolo along with John Paul Piccolo, Erin Piccolo, Erica Piccolo, Olga Coelho Piccolo, and business partner Dominic Cianfarini, the Walnut Creek original serves handcrafted pizzas, house-made pastas, fresh salads, and classic Italian entrées inspired by Southern Italian recipes. Tamal Vista is not Town Center, and that matters. It's the corridor locals actually use for weeknight dinners.

Super Duper Burgers. The drive-thru is now open in Corte Madera, bringing handcrafted burgers, house-made buns, and classic California flavors. The drive-thru format is the interesting detail. Marin has very few of them, and the fact that this concept found a site that worked signals something about how the town is thinking about auto-oriented retail on the Redwood Highway corridor.

On. The Swiss athletic brand is opening at 1702 Redwood Highway, Space 039, in September. The store is planned as a 4,000-square-foot retail space inside The Village, joining anchors like Nordstrom, RH Marin, Apple, and lululemon. On is one of four California locations announced by the company, along with planned stores in San Francisco, San Diego, and Los Angeles. That grouping is the tell. A brand at On's stage doesn't put Corte Madera in the same sentence as three of the state's largest metros unless the trade-area math is strong.

Read the four openings together and a pattern emerges. Corte Madera is being priced and programmed like a small city's downtown, not like a suburban shopping stop.

That's the thesis. The Village and Town Center have always been the retail engine, but the tenant mix arriving in 2026 is broader, more national, and more confident about weeknight and weekday afternoon traffic than the mix from even three years ago. If you're a resident, the practical effect is that you'll drive less to San Francisco or Corte Madera-adjacent East Bay for specific errands. That's a small win that compounds.

The Wednesday rhythm holds

While the concert series has moved, the other summer ritual has not. Town Center's farmers market runs every Wednesday from 11 AM to 5 PM in the center court.
