What's Happening with Marin Real Estate?

I know this is a huge question facing many of my clients and homeowners in general. I want to know the exact answer as well and I am sitting in, participating, and listening to all of the guidance, experts, and leaders in the real estate industry so I can best serve my clients with confidence as I support all those wanting to buy and sell now. While the market has obviously changed from this time last year, I'm finding that the inventory is starting to pick up for properties that are currently vacant.
Homes are selling - as of 4/23/20 Northern California is at 560 April closings. This is 10% below what our company had projected during the first week of April. Many of the current escrows have been pushed out to May closings. This could be due to lender delay and general compromised business SIP speed during this time.
In the next week or two, we will have our first meaningful numbers of closings from SIP generated escrows. This is where the markets will “open” in the opinion of Mark McLaughlin, President of Compass California. As of now, the current prediction is we will see
5% - 10% off pre-SIP list prices for the under $3m price point and 15% - 20% off over $3m properties. However, we are also still seeing multiple offers for over list price sales in prime neighborhoods and locations. Time will tell and we are all anxiously awaiting some real-time data to go from.
In the meantime, I will continue to immerse myself in this changing industry so I can get you the information you need to make the best decisions for YOU. The SIP has been challenging, but we are navigating through it! I am committed to all of you today and always. delivering supplies to assisted living facilities.

The Food Bank continues to do the day-in and day-out job of making sure vulnerable neighbors get the food they need. Now, they are putting solutions in place, one by one, to be able to continue providing food and helping our community prepare for whatever challenge the COVID-19 presents.

Donate Blood to Help the COVID-19 Shortage
There is currently a nationwide blood shortage because of the COVID-19 Pandemic. The nation's two large's blood providers, Red Cross and Vitalant have put out calls for emergency donations. As of March 20, Vitalant had less than a two-day supply of blood products. The American Red Cross announced it has less than a five-day supply.
