Welcome 2023! I hope you and your loved ones are off to an amazing start or at least feeling rested from the holidays.

I am happy to say that I took some much-needed time off to reconnect with my family, especially since my oldest daughter left for New York University last week! After the initial heartbreak, I am now feeling refreshed and revived and ready to tackle 2023 like never before.

My timing to rev back up is perfect because all signs are pointing to a great spring market ahead. I feel it directly in my own business having buyers jump back in the market who took a pause in the fall/winter. Keep on reading below for reasons why the market is on its way up! Compass CEO Robert Reffkin appeared on Closing Bell on Tuesday.

Robert shared that for the first time in 10 months all the statistics he looks at are trending positive and believes Q4 may have been the bottom of the real estate market and here are the 6 reasons why.

25% increase in weekly mortgage applications.
Mortgage rates continue to move down to a 4-month low.
Increase in buyer interest, open house traffic, and offers.
In the last quarter of 2022, 42% of sellers were giving concessions to buyers at the closing table, a 10-year high.
Home builder sentiment improved for the first time in 1 year.
Pending closings were down 30+% at points in the fall but over the last few weeks, we have seen pending listings in most of our markets nearly flat year over year.

I am so excited to announce I am sponsoring a new Wellness Program at the Sleepy Hollow Community Center! This is one of the best ways I can give back to my community.

Physical, mental, emotional, occupational, social, and spiritual wellness are integral aspects of living our best lives.

Each month of 2023 the Community Center will offer an event with a focus on wellness. February we will be creating Vision Boards and I am excited to be leading the event!
