It's officially spring and with all this rain our beautiful county is as green as ever. Spring is our hottest season for real estate sales. With longer days, blossoming gardens, and the sun shining bright homes typically show best this time of year. But, where is all the new inventory?
Our spring season is off to a slow start with very little inventory to meet the high demand. The rain has been a real challenge trying to prep listings (can't finish exterior preparations in the rain), delaying photo shoots, navigating fallen trees, and it's just not ideal to show a beautiful listing on a rainy day. However, I encourage my buyers to see homes during a storm because if they like it on a crummy day they are bound to love it on a beautiful one. They can also see any issues caused by the rain - clogged gutters, leaking roofs, drainage issues, water in the garage, and musty smells. So, while it may be a pain to get out and see houses during a storm you will get some good insight you might not otherwise.
Another lag in inventory is the obvious fact that many people who want to move can't justify losing their 3% interest rates for the new 6% zone. Many buyers are going with 15yr fixed loans vs a 30yr fixed with plans to refi once the rates come down. The current rate for a 30yr fixed is 6.42% vs 5.68% for a jumbo loan. But, not everyone can postpone selling until interest rates drop. Personal circumstances such as death, divorce, and relocations can only be delayed for so long. Rest assured that despite the higher interest rates the buyers also don't want to delay their moves and they continue to be out in full force as I shared in last month's newsletter. I am hopeful our spring season will pick up soon!
Doing deals in 2023 vs 2022 is like a whole different world. Buyers and Sellers alike are nervous as they carry the weight of this crazy world in their hearts and heads. Even if the deal is going smoothly people seem to have nervous or worrisome energy so it's critical you are working with a Realtor who can keep you calm and focused on the goal at hand. I take great pride and care in addressing all aspects of the transaction, not just the negotiating, marketing, and sales aspects. I go the extra mile to make sure my clients are comfortable and confident and I go out of my way to give them all the information and data points so they can make their decisions with confidence and encourage them to lean on me when fear creeps in. I have a non-filtered, transparent approach when I communicate with my clients and don't sugarcoat anything. I give it to you straight but all with a loving heart and sincere care for what is going on with you personally. If I think a house isn't right or the offer isn't good enough you will hear it from me first!
