Dear Clients, Friends, Family, Neighbors, Everyone…


As the summer is winding down, I’m eager to reconnect with you and talk about the changes we’ve seen in the real estate market in the past few months. Coming off the hottest 2 year streak has been a bit of a shock to the system. We had been running at such an insane pace continuously surprised by the next record breaking sale…and then the market started to cool with and increase in mortgage interest rates and now we are all waiting to see how the next few months will perform. 

Fall is the second busiest selling season for Marin real estate and with data trailing 2 months behind it’s hard to rely on my crystal ball at this point in time. There is still great demand for homes in sought after locations that are all prepped and ready to go…..and priced right! Sellers are going to do well if they are pricing properly and letting go of the high prices we saw in the spring of 2022. Looking back to 2020/2021 pricing is more appropriate. Regardless, pricing right now is a struggle with no current data to rely on - and we just came out of the summer which is always slow. 


Here’s what I do know in the moment:


  1. Homes that are priced attractively, fully prepped for sale, and in desirable locations are still selling with multiple offers. 
  2. Interest rates have risen, but they are actually now at a “normal” level. Historically, this shift in rates actually feels more like a RESET. For context, in the 1980s, rates were over 17% and that wasn’t normal. Our recent past rates 2-3%, is also not normal. Where we are now, 5 to 6%, is actually more in the range of “normal” and buyers perspective will start to adjust.
  3. More buyers are going with ARM loans to wait for the next dip in rates.
  4. There are motivated buyers out there and they are being smart. Buyers now have the opportunity to engage with contingencies again - this is a smart way to do business for all parties. 
  5. Buyers in the high end are waiting for Sellers to adjust their pricing before making offers. 
  6. Inventory is LOW - I am hearing mixed predictions - some saying “the inventory is coming!” and others saying “Wow, I haven’t heard of much on the horizon”. Networking is more important than ever - I am a networking Queen :)
  7. If you have a great home to sell, and willing to price for today's market, then NOW is a good time to do it. We don’t have the inventory to meet the demand. 
  8. The next level winning strategy we provide our clients creates stellar results, particularly during market resets.

Since real estate traditionally slows down in the summer months, I usually take time off to reset and recharge myself on a personal level. This summer, I chose to take a bit more time to be present with my family and myself. My oldest daughter just graduated high school and is getting ready to go off to college. My youngest daughter is in her last two years at Archie Williams High School. This is a special time for our family and it was important to me to model self-care for my daughters before they spread their wings and fly from the nest. This summer, I created new habits to bookend my days with more self-care than ever before—journaling, meditation, dance to start my day and then wind down to candle rituals, gratitude, and reflection—every day, it became non-negotiable. These new routines, this time to reset and recharge, have me feeling more grounded, present, focused, happy, and I’m excited to bring this recharged me into the fall season.

They are doing incredible work to inspire and empower homeless single moms and their children toward financial stability and independence.
